EXTENSIONS AND NEW BUILD

Having an extension built on your house can be one of the most exciting projects you may ever take on. J M Cluley Building services will cater for all masonry works from the footings to the plastering stage, though depending on the size of the extension or new build and due to vat purposes its in our normal practice to put the client direct with a recommended carpenter, plumber and electrician whom l have worked with before, therefore, this will enable the client to be more in control of financing the project. 

Payment

Most reputable builders will not ask for payment up-front. On our detailed quotes and again dependent on the size of the project often the first payment is made at DPC (Damp proof course) level, the second payment at Wall plate level (before the roof is added) and the final payment upon completion of our contract. Prior to commencement of work this will be agreed with both parties when payments are to be made and how much. 

Problems

Obviously this is very rare but due to unforeseen circumstances, problems may occur during construction ( for example Building Control may require further excavation or reinforcement of footings that may not be stated from the architect plans ). Both parties will be informed to discuss the problem and reach a solution. This will be stated in a further written quotation before further work can progress. 

Conclusion

There is no hard and fast rule when choosing a builder, but as most of our work comes from recommendation we always advice to get three separate quotes. then you should, hopefully, avoid using a cowboy builder.
